Truckee and North Lake Tahoe Real Estate Market Update: August 2026

September 4, 2026 by Ethan Pontz

Overall, the Truckee and North Lake Tahoe real estate market update for August 2026 reflects a more selective late-summer market, with conditions varying sharply by community and price point.

The figures below cover single-family homes reported through Tahoe Sierra MLS. Truckee recorded 23 closed sales in August 2026, with a median sold price of $2.10 million and an average of 41 days on market. The sold-to-last-list price ratio was 96.5%, meaning the combined sale prices equaled 96.5% of the combined final asking prices for homes that closed during August.

August 2026 market snapshot

However, monthly results can move quickly in the Tahoe–Truckee market because a small number of luxury and waterfront-adjacent sales can shift median figures. Therefore, the most useful comparison is the relevant neighborhood, property type, and price range.

Area Active Sept. 4 August sales Median sold price Avg. DOM Sold / last list
Truckee 103 23 $2,100,000 41 96.5%
Tahoe Donner 51 23 $1,445,000 28 98.6%
Northstar 12 1 $1,125,000 1 102.3%
North Lake Tahoe 109 36 $1,297,014 53 97.4%
Olympic Valley + Alpine Meadows 10 4 $3,025,000 133 94.9%

Active inventory means MLS status ACT as of September 4, 2026; pending, contingent and coming-soon listings are excluded. These counts are not historical August 31 inventory.

Single-family inventory: August 2025 vs. August 2026

For a consistent year-over-year comparison, this table counts homes that were active at any point during August 2025 or August 2026. These figures show how many properties moved through the market during each month, not how many were available on August 31. The September 4 figures above provide a separate snapshot of homes available on that specific date.

Area Active during Aug. 2025 Active during Aug. 2026 Year-over-year change
Truckee 186 137 −26.3%
North Lake Tahoe 222 154 −30.6%
Tahoe Donner 91 58 −36.3%
Northstar 17 16 −5.9%
Olympic Valley + Alpine Meadows 33 15 −54.5%

Overall, the report shows fewer active listings during August across all five areas, including a 26.3% decline in Truckee and a 30.6% decline in North Lake Tahoe. However, that is a measure of listing availability across the month, not proof that every neighborhood is experiencing the same buyer demand.

For clarity, Truckee includes Northstar, so those rows should not be added together. Likewise, North Lake Tahoe includes the North Shore and West Shore communities used throughout this update. In this report, Olympic Valley and Alpine Meadows are combined. Moreover, both years use the same single-family and area filters. However, historical listing-status records can affect the results: Tahoe Sierra MLS warns that a listing taken off-market before the period and returned after it may still be included. Finally, other published reports can differ because of their dates, boundaries or property categories.

Truckee: a higher-priced August mix

For example, August’s 23 single-family closings in Truckee produced a $2.10 million median sold price, compared with $1.435 million in August 2025. By comparison, average market time shortened from 59 days to 41 days, while the volume-weighted sold-to-last-list figure improved from 93.9% to 96.5%.

However, that does not mean every property moved faster or gained value. Instead, it indicates that the August closing mix leaned toward higher-priced homes. Therefore, buyers and sellers should look beneath the headline at condition, sun exposure, winter access, insurance, lot usability and the closest current alternatives.

Truckee: year-over-year detail

Period Sales Median sold price Avg. DOM Median sold $/sq. ft. Sold / last list
Aug. 2026 23 $2,100,000 41 $791 96.5%
Aug. 2025 30 $1,435,000 59 $638 93.9%

Tahoe Donner remained active

Tahoe Donner recorded 23 single-family closings in August, with a median sold price of $1.445 million and an average of 28 days on market. In aggregate, sold volume equaled 98.6% of total last-list volume.

For buyers, the best Tahoe Donner comparison is rarely just price per square foot. For example, amenities, lot character, driveway and snow-storage considerations, updates, and proximity to services can make two homes at similar prices perform very differently. Therefore, sellers should position against the newest and most directly comparable competition.

Tahoe Donner: year-over-year detail

Period Sales Median sold price Avg. DOM Median sold $/sq. ft. Sold / last list
Aug. 2026 23 $1,445,000 28 $574 98.6%
Aug. 2025 31 $1,050,000 43 $557 98.9%

Northstar: one sale is not a trend

Specifically, Northstar had one single-family closing in August: a $1.125 million sale at 102.3% of its $1.10 million last asking price. It was on the market for one day. However, that is a notable individual result, and one sale is too small a sample to treat as a community-wide pricing trend.

Instead, Northstar buyers should separate single-family inventory from condominiums and lots, then compare like with like. Meanwhile, sellers should be especially careful about pricing and presentation, since the available competition can change the buyer’s frame of reference quickly.

Northstar: year-over-year detail

Period Sales Median sold price Avg. DOM Median sold $/sq. ft. Sold / last list
Aug. 2026 1 $1,125,000 1 $868 102.3%
Aug. 2025 1 $1,470,000 176 $572 89.1%

North Lake Tahoe: August comparison

For this report, the area includes West Shore communities as well as the North Shore.

Period Sales Median sold price Avg. DOM Median sold $/sq. ft. Sold / last list
Aug. 2026 36 $1,297,014 53 $723 97.4%
Aug. 2025 41 $1,170,000 49 $687 95.3%

Overall, closed sales declined from 41 to 36, while the median sold price increased. However, the range of homes matters: August 2026 included a $13.5 million sale, so broad figures should be considered alongside neighborhood-level comparables. In addition, median sold price per square foot uses 35 sales with usable square footage in 2026 and 36 in 2025.

Olympic Valley and Alpine Meadows

Period Sales Median sold price Avg. DOM Median sold $/sq. ft. Sold / last list
Aug. 2026 4 $3,025,000 133 $779 94.9%
Aug. 2025 6 $1,365,000 43 $755 100.4%

Specifically, all four August 2026 closings were in Olympic Valley; Alpine Meadows recorded none. For example, prices ranged from $1.25 million to $6.10 million, and one home had 339 days on market. However, with only four sales, the change in median price reflects a very different mix of homes and should not be read as neighborhood-wide appreciation.

For consistency, this section covers single-family homes only. In addition, each community appears once, with August 2026 and August 2025 results paired in the same row. Meanwhile, active listings are a separate snapshot as of September 4, 2026.

What the luxury numbers suggest

Old Greenwood had no active single-family listings on September 4 and no single-family closings in either August comparison period. Meanwhile, Gray’s Crossing and Schaffer’s Mill each had just one August 2026 closing, so their price figures describe individual transactions. In addition, Martis Camp’s four closings included two Tahoe Sierra MLS records with zero days on market, bringing its average to seven days. Overall, small samples and changes in the homes sold can produce large shifts without showing a comparable change in every home’s value.

Luxury golf-community inventory: August comparison

For comparison, the same active-during-August measure provides a closer look at Old Greenwood, Gray’s Crossing, Schaffer’s Mill, Lahontan and Martis Camp. Again, these single-family counts are separate from the September 4 snapshot above.

Community Active during Aug. 2025 Active during Aug. 2026 Year-over-year change
Old Greenwood 1 0 −100.0%
Gray’s Crossing 15 12 −20.0%
Schaffer’s Mill 21 16 −23.8%
Lahontan 17 22 +29.4%
Martis Camp 26 10 −61.5%
Combined five communities 80 60 −25.0%

Overall, combined active-during-month inventory fell from 80 to 60 listings, a 25.0% decline. Old Greenwood recorded zero compared with one a year earlier, underscoring limited listed supply. Meanwhile, Lahontan moved in the opposite direction, from 17 to 22, while Gray’s Crossing, Schaffer’s Mill and Martis Camp recorded fewer active listings. However, zero inventory alone does not establish strong demand; buyers and sellers should also consider recent sales, pending activity and comparable properties.

Truckee’s year-to-date median sold price increased 13.7% while the number of closings remained nearly level. North Lake Tahoe moved differently: closings increased from 151 to 168, while the median sold price declined 6.5%. This points to a different mix of homes sold—not a uniform change in the value of every property.

+43.0%

The combined luxury median increased sharply, but that 43.0% change should not be interpreted as uniform appreciation across all five communities. It primarily reflects a different mix of sales. Old Greenwood had only three qualifying 2026 closings, while Martis Camp contributed more sales at a substantially higher price level.

Are Truckee and North Lake Tahoe home values rising or falling?

Year-to-date results point to a mixed market. Truckee’s median sold price was 13.7% higher than during the same period of 2025, while North Lake Tahoe’s median was 6.5% lower despite more closed sales. Tahoe Donner and Northstar posted higher medians, whereas Olympic Valley and Alpine Meadows posted a lower combined median.

Within the five luxury golf communities, results also varied widely. Old Greenwood and Lahontan posted higher medians, Gray’s Crossing and Schaffer’s Mill were lower, and Martis Camp was nearly flat. The combined luxury median rose because the mix of sales shifted toward higher-priced communities.

Overall, these figures should not be read as the appreciation rate for an individual property. Median price changes reflect which homes sold, not a matched resale of the same home. The best way to estimate a property’s current value is to compare it with recent sales of similar homes in the same community, condition and price range.

What this means for buyers

  • First, have financing or proof of funds ready before the right property appears.
  • Next, investigate insurance, HOA documents and transfer costs early.
  • Also, use neighborhood-specific comparables rather than a broad Tahoe median.
  • Finally, consider winter access, maintenance and property-management needs alongside the purchase price.

If Truckee is on your list, my Living in Truckee guide covers practical details buyers should understand before purchasing.

What this means for sellers

  • First, price against recent, directly comparable sales and active alternatives.
  • Next, address visible maintenance and property-information questions before launch.
  • Also, prepare insurance, HOA and condition documentation early.
  • Finally, use professional photography, video and broad digital exposure to reach the right buyer pool.

Data notes and methodology

Source and credit: Tahoe Sierra MLS. August 2026 statistics are compared with August 2025 where noted. Current inventory is status ACT as of September 4, 2026. The year-over-year inventory tables use active-during-August counts for August 1–31 in both years with matching single-family and area filters. Therefore, these are not month-end inventory counts. Year-to-date sales, median sold prices and sold-to-last-list ratios compare January 1–August 31 in both years; that pull was refreshed September 10, 2026. Historical status, late reporting and relisting records may affect inclusion, and percentage changes use the unrounded counts.

Median sold price per square foot is the median of individual sold-price-per-square-foot values with usable square footage. Whole-day market averages follow Tahoe Sierra MLS statistics. Luxury-community averages come from the individual MLS records and are rounded to the nearest day. N/A means there were no qualifying closed sales. Sold-to-last-list ratio equals total sold volume divided by total last-list volume.
