Truckee and North Lake Tahoe Real Estate Market Update: July 2026

September 4, 2026 by Ethan Pontz

The Truckee and North Lake Tahoe real estate market update for July 2026 shows a market with more completed sales, less available inventory and meaningful differences between local communities.

Across Tahoe Sierra MLS, 109 single-family homes sold in July 2026, compared with 80 in July 2025—a 36% year-over-year increase. At the same time, active single-family inventory declined from 508 homes to 380, a 25% decrease.

Those regional numbers provide useful context, but they do not tell the entire story. Truckee, Tahoe Donner, Northstar, the North Shore and the private golf communities each moved differently during the month. Buyers and sellers should evaluate the neighborhood, price range and property type rather than relying only on a broad Tahoe headline.

How close did homes sell to asking price?

Area July 2026 July 2025
Truckee 99.0% 98.0%
North Shore 98.9% 97.2%

Measured in aggregate, Truckee homes sold for 99.0% of total last-list volume, while North Shore homes sold for 98.9%. Those figures compare with 98.0% and 97.2%, respectively, in July 2025. Individual results still varied by location, condition, price range and competition.

Monthly numbers can move sharply in the Tahoe–Truckee market because each community has a relatively small number of sales. A change in the mix of lakefront homes, luxury estates, condominiums or more modest properties can materially affect the median price. These figures are most useful when viewed alongside recent comparable sales and the details of an individual property.

* Northstar’s comparison is based on three July 2026 sales versus one in July 2025, so the percentage changes should not be interpreted as a community-wide change in value.

Truckee home sales remained active

Truckee recorded 34 single-family sales in July, up 21% from the same month last year. The median sale price reached approximately $1.29 million, a 3% year-over-year increase, and homes spent an average of 25 days on the market.

This combination suggests that well-positioned homes continued to attract buyers, even as purchasers remained selective. Location, condition, insurance considerations, sun exposure, winter access and neighborhood amenities can all influence demand and value within Truckee.

For sellers, the 25-day average does not mean every home will move at the same pace. Properties priced beyond recent comparable sales or needing significant work may take longer. Buyers should also avoid assuming that a quieter listing will automatically lead to a large discount; the strongest homes can still receive prompt interest.

Tahoe Donner posted a strong July

Tahoe Donner recorded 28 sales, an 87% increase from July 2025. Its median sale price was approximately $1.45 million, up 24%, with an average of 28 days on the market.

The results point to a particularly active month, but the large percentage changes should be interpreted carefully. Tahoe Donner contains a wide range of homes, and a greater share of higher-priced sales can move the monthly median considerably.

Buyers should compare more than price per square foot. Updates, lot characteristics, driveway access, snow storage, amenity proximity and current association costs may all affect how two apparently similar homes compare. Sellers benefit from looking closely at the most relevant recent sales rather than relying on the community-wide median alone.

Northstar had three high-end home sales

Northstar recorded three single-family sales in July 2026, with a median sale price of $3.20 million and a median sold price of $707 per square foot. One single-family home sold in July 2025 for $1.35 million, or $755 per square foot, making the year-over-year percentages especially sensitive to the small sample.

Northstar had 12 active single-family homes at the end of July 2026, compared with 16 in July 2025. Buyers should separate single-family residences from the area’s condominiums and residential lots when evaluating inventory and pricing.

Private golf community snapshot

Truckee’s private golf communities had very different conditions in July. The comparison below uses single-family homes only; active inventory is as of August 25, 2026.

Martis Camp 8 5 / 1 $6.50M / $12.20M 20 / 37 $1,804 / $2,059

Active inventory is as of August 25, 2026. Every figure in this section refers only to single-family homes.

Old Greenwood is the most notable inventory story: no single-family homes were active in the MLS on August 25, even though two single-family homes sold in July.

Martis Camp led this group with five July sales, while Gray’s Crossing had none. Because these communities often produce only a handful of transactions, one unusually high- or low-priced sale can move the median substantially. Recent comparable sales within the same community and property type remain more meaningful than a one-month percentage change.

North Shore results were more mixed

The North Shore recorded 16 single-family sales in July, down 11% year over year. The median sale price was approximately $1.13 million, a 16% decrease, and average market time was 34 days.

This does not necessarily mean every North Shore property lost value. The shoreline communities include a broad mix of settings and property types, and a small number of high- or low-priced transactions can significantly change a one-month median.

Buyers comparing Kings Beach, Tahoe Vista, Carnelian Bay and Tahoe City should examine access, lake proximity, vacation-rental rules, insurance, condition and neighborhood-specific recent sales. Sellers should use the most relevant local comparables instead of treating the North Shore as a single uniform market.

Luxury sales increased

Twenty-nine single-family homes sold above $2 million across Tahoe Sierra MLS in July 2026, compared with 19 in July 2025. That is an increase of roughly 53%.

The higher volume indicates continued activity in the luxury segment, but luxury real estate is especially property-specific. Views, privacy, architecture, renovation quality, club access, lake access and location can create large pricing differences. A regional luxury statistic is useful context, but it is not a substitute for a property-level valuation.

What this means for buyers

With active single-family inventory down 25% across Tahoe Sierra MLS, buyers may have fewer choices than they did one year ago. That makes preparation important.

  • Arrange financing or proof of funds before the right property appears.
  • Investigate insurance early, particularly for mountain and wildfire-exposed properties.
  • Review HOA documents, amenities and transfer costs when applicable.
  • Compare recent sales within the specific neighborhood and price range.
  • Consider winter access, maintenance and property-management needs alongside the purchase price.

The market is not moving at the same speed everywhere. A disciplined search can still uncover opportunities, especially when a property has been overlooked because of presentation, timing or fixable condition issues. If Truckee is on your list, my Living in Truckee guide covers more of the practical details buyers should understand.

What this means for sellers

More sales and lower regional inventory are encouraging, but pricing and presentation remain important. Buyers have access to extensive property information and often compare homes across several Truckee and North Lake Tahoe communities.

  • Use recent neighborhood and property-type comparables.
  • Address visible maintenance issues before photography and showings.
  • Prepare insurance, HOA and property-condition information early.
  • Invest in professional presentation and broad digital exposure.
  • Reassess quickly if early showing activity and buyer feedback are weak.

The goal is not simply to place a home on the market. It is to position it against the alternatives buyers are seeing at the same time.
